Are there any deposits, special fees, or monthly charges to have a pet?
Yes, pet fee for 1st pet is $300 non-refundable, 2nd pet is $150 non-refundable. Pet Rent: $10 per month per pet
What must I bring with me to tour an apartment?
Government issued photo identification required. (Drivers Licenses, Passport, Military Identification)
What are your fees and monthly charges?
Application fees of $65 per applicant, administrative fee of $175, roommate addition or deletion fee of $150.
What are the income and credit qualifications?
Applications are approved upon passing our standard credit and criminal background check, verification of rental and employment history for a period of two years. Monthly income must be equal to or greater than three times the monthly rent.
What is acceptable "proof of income" to sign a lease?
2 consecutive paycheck stubs or a copy of the most recent tax returns.
What happens if I qualify for an apartment, but my roommate does not?
You may wait thirty days and then re-apply.
Is my security deposit totally refundable?
The security deposit is refundable, however the $200 administrative fee and the $ 50 application fee per person is not refundable. Please refer to the qualifying standards for more detailed information.
If I get a job transfer, can I break the lease?
Yes, you may break the lease with a 60-day written notice and a termination fee equal to 1 month of rent.
Can I change to a month-to-month lease plan after my first year?
You may go month-to-month for a period of three months and will be required to pay the market rate rent during that time. At the end of the three months, you will be required to sign a new lease, or vacate the premises. A 30-day written notice is required prior to the end of the three months.
What utilities are included in my lease?
Pest Control is included in the rent. Water, Sewer and Trash are billed on separately, but collected with your rent at the leasing office.
How long is the term of the lease?
We offer 7-month through 12-month leases based on availability.
Do you accept leases for short terms?
We do not offer lease terms less than 7 months.
Am I required to have renters insurance?
Our residents are required to provide proof of Renters' Insurance with a minimum of $100,000 General Liability
Do you offer furnished apartments?
We do not offer furnished apartments
Do you offer corporate apartments?
We do not offer corporate apartments.
If something needs to be repaired in my apartment, how do I report it?
You may submit a service request by calling the leasing office, email or complete a service request through the resident portal.
When is my rent payment due?
Rent is due on the 1st of each month
What day of the month am I liable for a late charge?
Late Charges are accessed at 9:00am on the morning of the fourth of each month. Late rent must be paid in the form of a cashier check or money order and include the $100 late fee.
Will you accept electronic payments from my bank?
Yes, ACH transactions are welcomed.
Is there a place where I can pay my rent after office hours?
There is not an after-hours drop box, however ACH transactions are welcomed.
There is a person who might be staying with me for a while, is that permitted by the lease?
Guest may not stay more than 14 days.
Do you have reserved parking?
Parking is first come, first available.
I have a motorcycle, where can I park it?
Motorcycles are prohibited from parking anywhere other than a standard parking space.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, anyone staying with you for more than 14 days must be added to the lease agreement.
Can I install my satellite dish at my apartment?
Unfortunately, our community does not allow satellite dishes to be installed within the community.
Do you have cable services?
All apartment homes are cable ready and Brighthouse is the service provider.
Does the property have a fitness center?
Boca Vista offers a 24-hour state-of-the-art fitness center.
Does the property have a swimming pool?
Boca Vista has two resort style swimming pools for your enjoyment.
Does the property offer on-site recycling?
Boca Vista is not set up for this program.
Are gas grills permitted at your property?
Gas and Charcoal grills are prohibited.
Is there any additional storage space available at your property?
All apartment homes have outside storage on the patio/balcony
Are residents permitted to paint their apartment?
Yes, you may paint your apartment home. Additional cost will be assessed if it takes more than one coat of paint to cover the color at move out.
Will you accept my delivery packages for me?
Management will accept packages, however management will not be responsible for lost or damaged items.
Do you have a list of Preferred Employers?
Discounted Application Fees, Administrative Fees and waive Security Deposits with approved credit offered to Seminole County Employees, Florida Hospital Associates, Century Link, Altamonte Springs Mall, San Diego Golf Academy.
